In 1987, Randy Swihart founded University Realty in Orlando, Florida, beginning a real estate career that would span more than four decades. As the housing market shifted in the late 1980s, Randy recognized the growing need for specialists in distressed properties and bank-owned real estate.
In 1989, Randy began servicing Regional Banks' REOs and the Resolution Trust Corporation (RTC), work that continued through 1992 during the savings and loan crisis. That experience became the foundation for a career dedicated to helping homeowners and financial institutions navigate the most difficult real estate situations.
In 2007, as the housing market was crashing, Randy established Florida REO Services of Jax in Jacksonville, positioning himself to serve the wave of distressed properties that followed. Since then, the firm has become a trusted partner for banks, servicers, private equity firms, and homeowners throughout Northeast Florida.
What sets Randy apart is his experience on both sides of the REO process. He has worked inside banks, including WAMU (Washington Mutual) and Chase, giving him an intimate understanding of what Asset Managers, Portfolio Managers, and Servicers need and expect.
This dual perspective means Randy can anticipate lender requirements, prepare properties and documentation to bank standards, and negotiate more effectively on behalf of his clients. He speaks the language of loss mitigation because he has lived it from the inside.
